Harbors Calculators is a set of tools and explanations. It is not financial, tax, legal or medical advice, and nothing on it creates a professional relationship between you and us.

Use a result to work out what to ask. Then take it to someone who can see your full situation and is accountable for the answer: your lender, your accountant, your clinician.

Results are estimates

Every figure here comes from the numbers you typed and the assumptions the page states. Change an input and the answer changes; the assumptions do not change with your circumstances. A calculator cannot know your credit score, the fees your county charges, what your lender adds at closing, or anything about your health beyond the two numbers you gave it.

Expect a real quote to differ. A few cents is rounding, and the methodology explains why the last payment absorbs it. Anything larger comes from something the calculator was never told about, and that is worth asking the provider directly.

No warranty

We take accuracy seriously: the formulas come from primary official sources, each one carries automated tests, and the downloads are checked by opening the files and reading them back. Even so, this site is provided as it is, with no guarantee that it is free of errors or fit for any particular purpose, and we are not liable for decisions made on the strength of a result. Check anything that matters before you act on it.

If you find a mistake, please report it. How that works is set out in the editorial policy, and a confirmed calculation error is fixed and republished rather than left standing.

Links and advertising are not endorsements

We link to outside sources so you can check a claim against the body that made it. Linking to a page is not agreement with everything else on that site, and we have no control over what those sites publish next.

Advertising keeps this site free. Ads are chosen by an ad network, not by us, and an ad appearing here is not a recommendation. It has no influence on what we build, what a page says or what a calculator returns.
